With ¥280.6 Billion of Sales Volume From Jan. to Sep., Evergrande Becomes World’s No.1 Real Estate Company.

After taking the lead in China’s real estate industry for over 10 years, Vanke has yet to “abdicate the throne”to Evergrande ahead of time this year. What further shocks the industry is that the current trend shows Vanke will hardly compete with the new property power on the same level even by comparing its yearly performance to the Evergrande’s.

According to the announcement released by Evergrande on October 10th, its total sales this year has reached ¥280.58 billion, exceeding Vanke by ¥17.7 billion. The insiders believe that the real estate industry will see Evergrande as the “Only Superpower Among Powers” as the “Vanke Era” ends up. With the monthly sales ranked first in the industry for several months, it also suggests that Evergrande will surely continue its leading edge.

It’s found in data that Evergrande has performed amazingly since this year and its sales volume has exceeded ¥40 billion for three consecutive months, the ¥47.52 billion in September included.

This coincides with the company’s developing momentum in recent years. Evergrande has kept a growth rate of over 30% since it’s listed on the stock market and its sales increased by 39.4% only in the previous nine months this year compared to last year's actual total sales, which is expected to be doubled on year-on-year basis, “Vanke’s average annual growth in recent years was only around 20%, which was not low in the industry, but it can not be avoided being surpassed by the rapidly developing Evergrande," an insider said.

By the comparison of multiple datum, the gap in the growth rate between the two property giants is easy to found out.

In terms of sales, Evergrande had only sold ¥30.3 billion when it released its first performance report after being listed in 2009, while Vanke’s contemporary sales was ¥63.4 billion, twice more than the former’s, which was hardly deniable. Although the gap had been constantly narrowed since then and there was still a difference of about 30% last year, it only took 9 months for Evergrande to surpass its competitor this year, which obviously showed a great momentum in 2016.

Evergrande’s developing trend also prevailed in the respect of other core datum. Resulting from the soaring annual sales in the past years, Evergrande’s total assets, operating revenue and cash reserve has respectively increased by 15, 24 , 16 times since 2009, while Vanke’s just increased by 4, 3 and 2 times. Evergrande overtook Vanke by ¥287.6 billion, ¥12.7 billion and ¥140.1 billion in the absolute value as well.

Besides, the gap currently existing between the two companies has been demonstrated in the specialized reports from the third-party research institutions. Evergrande has been ranked first for months in the Equity Sales List recently released by the authoritative institution CRIC and its equity sales reached ¥266.81 billion in the year’s first nine months, which surpassed Vanke by over ¥77.44 billion.

"It’s a miracle that Evergrande has now surpassed Vanke, for the former was founded 12 years and listed 18 years later. It’s rarely seen in the global business circle that a company’s sales volume increases by 8 times in just less than 7 years." the insider added.
