In the ranking list, an enterprise’s name is especially conspicuous. It is not a listed company, but it wins five champions in the six core data item issued in the ranking list, and surpasses the listed real estates with powerful strength. Especially in the third quarter, it ranks top stably with the performance such as sales area and sales amount much better than some leading companies in the real estate industry, and becomes the most shining No. 1 in the industry. Evergrande, one of the five “tigers” of Guangdong, becomes the greatest winner in the real estate market this year.
        In the Ranking List of Sales of Chinese Real Estate Enterprises in the First Three Quarters of 2009, the most influential professional in the industry, the issuance organ especially analyzes the non-Vanke phenomenon in the “Ranking list of both the sales amount and performance in the third quarter” in a special section.         The “Speed-type real estate enterprise” shows its explosive forceIt is reported that more than 300 researchists of the research team for the appraisal report have collected, collated, and filtered the data of real estate projects in 70 large and medium-sized cities through the branches of CRIC (China) Information Technology Co., Ltd. over 50 cities in the country.
        Through the research, it is found that the enterprises have made progress in the first half year. Some enterprises further promoted the sales for further breakthrough in the scale in 2009. There is the non-Vanke phenomenon in both the ranking list of sales amount and the ranking list of performance in the third quarter.
In the ranking list of the third quarter, some speed-type real estate enterprises showed astonishing explosive force. Among them, Evergrande ranks top in both the sales area and sales amount in the third quarter with the sales area in the third quarter reaching 2,303,000 square meters and the sales amount in the third quarter reaching 12.33 billion yuan.
        In addition, some enterprises have made remarkable progress based on the original market position. Sino-Ocean Land finally entered the Ten Billion Club in the first three quarters with the sales revenue reaching 10,545 million yuan, 45% more than the contracted sales revenue of 2008. The sales revenue of China Merchants Property of the first three quarters of 2009 reaches 8,706 million yuan, 358% higher than the sales revenue of 2008. China Resources Land, a state-owned enterprise, based on the nationwide layout, has the sales revenue of 16,221 million yuan in the first three quarters of 2009, 103% higher than that of 2008.
                    “Evergrande speed” is conspicuous in the industry
        According to the analysis in the Report, it is pointed out that Evergrande has shown its strength as a future leader before its listing. The large area of low-cost reserved lands, the operation mode of fast turnover, and the listing which will come very soon will promote Evergrande to continue its leap-type development.
        “The sales performance is the comprehensive reflection of the operation ability of an enterprise”. The real estate industry has always regarded this as the criterion. In this report, the sales performance is also taken as the core appraisal index for the ranking list. Besides the core appraisal index, two measurement indexes are also adopted for the ranking list, namely, Sales Amount and Sales Area.
        From the distribution of the sales areas of the projects, it can be seen that the sales concentration degree of the projects of enterprises in the ranking list has increased remarkably. The sales areas of top 100 projects of the top 20 enterprises of largest sales areas in the third quarter account for 55.54% of the total sales area of all enterprises in the ranking list, 7.75% higher than that of the first three quarters and 6.5% higher than that of the first half year.
        Enterprises especially such as Evergrande and Greentown showed their explosive force in the sales of the third quarter, and the performance of their projects are very outstanding. The sales area of Evergrande Real Estate of the third quarter reached 2,303,000 square meters. The sales area of its projects is generally relatively large. About 40% of its projects ranked top 100 in the sales area, accounting for 13.67% of the 100 projects of largest sales areas.
        According to analysis, it is pointed out that the market of the fourth quarter will be more stable. It is difficult for the midstream enterprises to shake the existing advantages of the top enterprises in the ranking list within this year, so the layout of the ranking list of this year has basically been fixed with three echelons. In the ranking list of the sales area in 2009, the three echelons are respectively as follows: the first echelon—more than 5 million square meters; the second echelon—3-5 million square meters; the third echelon—1-3 million square meters. Evergrande Real Estate has become the leading one in the first echelon. In the ranking list of the sales amount in 2009, the three echelons are respectively as follows: the first echelon—more than 50 billion yuan; the second echelon—30-50 billion yuan; the third echelon—10-30 billion yuan.
                The shock wave of speed-type enterprises will still continue
        In the report, it is believed that the future tertiary and quaternary cities are to be developed, relevant enterprises will benefit remarkably, and the shock wave of speed-type enterprises will still continue.
In the first three quarters of 2009, the market was in a recovery tendency. According to the response of the primary cities and major secondary, tertiary, and quaternary cities in the country in this market recovery, it can be seen that the speedy rebound of the market is passed from the primary cities to secondary cities then to tertiary and quaternary cities.
        In the first half year, the primary cities took the lead to show their explosive force. In the second quarter, the sales centers have been transferred to secondary cities, some tertiary and quaternary cities also had the recovery tendency, and there is still space for increase of price and quantity in the future. Therefore, it is estimated that there may be a rebound in the fourth quarter for some enterprises mainly with a view to strategic development in tertiary and quaternary cities, such as Evergrande, Country Garden, and Agile.
        The market decrease in 2008 has caused many enterprises to reduce the construction area at the beginning of 2009. But along with the recovery of the market, it is estimated that there may be important changes of real estate enterprises, which will increase the construction area in succession to welcome the increase of the market price caused by the short supply. The area of houses under construction of Evergrande in the whole year is about 17 million square meters, and Evergrande is the real estate enterprise of which the area of houses under construction is the largest in the country.
        Except Evergrande, Vanke also increased the new construction area of the whole year from 4.03 million square meters to 5.85 million square meters, with the increase of up to 45%. Speed-type enterprises such as Greentown and Chine Merchants Property Development also increase the construction area of the whole year from 2.14 million square meters and 1.12 million square meters to 3.97 million square meters and 2.47 million square meters, with an increase of about 100%.
        According to the research by branches of CRIC (China) Information Technology Co., Ltd. of the construction conditions in different places, the attitude of real estate enterprises in different places is very active for speeding up the construction. According to the macroscopic data, the construction area of commercial residences of Jan. to Aug. 2009 is 2,056,862,600 square meters, 12% higher than that of Jan. to Aug. 2008. On the background of increase of construction area, the condition of short supply in the future real estate market will be improved to a large extent.
